Extending the life of a Victorian for another century
The goal of the project was never to erase the home’s past, but to extend its life for another century while respecting the character and detailing that make historic Victorian homes so enduring. Every intervention was approached with the same mindset: performance upgrades and historic preservation should work together, not compete.
Thermal efficiency in a century-old structure
The exterior walls were re-insulated using rigid foam insulation with fully sealed seams and foamed edges, creating a significantly tighter building envelope. Beneath the finished floors, insulated assemblies and radiant heat tubing were installed before being encapsulated in two inches of gypcrete — a durable thermal mass that improves comfort and energy efficiency throughout the home.
Preserving the home's visual proportions
The original windows — an essential component of the home’s historic identity — were selectively restored and retrofitted with insulated argon-glass units. This approach preserved the visual proportions and detailing of the historic windows while markedly improving thermal performance.
Modern systems, period soul
Plumbing and electrical infrastructure were fully replaced. A new heat-pump HVAC system provides efficient year-round heating and cooling while reducing overall energy consumption. The systems disappear into the home — present where they need to be, invisible everywhere else.
Where the work matters most
The interior finish work spans the home: ornamental woodwork preserved or rebuilt to match, period molding extended where rooms were reworked, custom millwork in the kitchen, baths, and the library. Wallpaper, paint, and tile selections that defer to the era of the home rather than overruling it.
A Victorian preserved not as a relic, but as a place for the future
Older homes do not need to sacrifice character to reach modern levels of comfort and efficiency. Careful detailing, deliberate material selection, and modern building science let this one evolve while keeping its architectural roots — a home authentic to its era that performs to the standards of the present, in the heart of Nevada City.
